Our service is not just about being friendly and helpful (as important as that is), we’re also very efficient at maximising bookings and revenue.

Our marketing focuses on a very targeted approach to find the right guests for your property. We use appropriate third-party holiday websites to reach a larger audience, plus we conduct our own online advertising campaigns and promotions.

Our Social media channels, using experience based posts and stunning imagery, are also successful at converting browsers to bookers. We pride ourselves in a comprehensive enquiry and follow up process; you would think this should be standard in our industry, but it isn’t!

And we make sure that all our enquirers receive regular communications that are interesting and relevant to their stays in the New Forest. We build relationships with guests, inviting them to return by offering them additional benefits if they come back to stay at any of our properties. Support Systems

Our owners don’t ever feel like they are on their own. We provide all the advice and support needed.

Ensure bookings and cancellation policies are easy to understand: written in plain English so everyone is clear about what is involved and expected. Owners also have control of their home’s availability: just login and adjust the calendar when you want to book out dates for yourself, friends and family.

We look after all the booking communications with guests (ensuring essentials such as security deposits are paid before arrival). We will always hand-hold as required. We also know owners value financial transparency and we supply clear and concise monthly statements detailing income and expenditure.


Property Management

Our flexible approach to property management is designed to respond to our owners’ needs and expectations.

We can provide a one-off consultancy to get your property set up for renting or provide a comprehensive on-going management service, taking all the hassle out of letting your home.

You will be allocated your own Property Manager who will be responsible for looking after your home and your guests. They will get to know you and your property so they can take care of it how you would like.

We know detail matters, so we make sure that when it comes to the financials, owners have a full breakdown of the running costs for each home.

Ensuring you have the right decor can make a huge difference in the prices that we can command for your holiday rental home…

Whether your house is having a full renovation or just a quick refurb, our team can assist you on how to maximise your property for the holiday rental market. If your budget is a generous one, then we can put you in touch with local interior designers that fit with your taste or if its just a bit of a spruce up, our in house team can offer you support on a more budget friendly approach that uses the best of the UK high street brands to showcase your holiday home. Once your holiday home is ready to go, our professional interiors photographer and stylist will make the most of your property so that the photographs really stand out, putting your holiday home in the best light.


Commission Rates & Pricing

We have a base commission rate for our Sales and Marketing package…

In line with most other agencies but the difference is the high level of customer service you receive by being with a small, agile and independent company. You know us, we know you, and we make sure that any specific needs you have are followed through on.

Using the latest market data, our pricing is decided with you and your property in mind. Although we use the latest technology in dynamic pricing, we (humans!) look weekly at your property prices and manage the process carefully and in line with your wishes. We agree set parameters for your property and make our decisions based solely on its performance – we don’t group it in with others and never discount if we haven’t first discussed it with you.
