Our service is not just about being friendly and helpful (as important as that is), we’re also very efficient at maximising bookings and revenue.

Our marketing focuses on a very targeted approach to find the right guests for your property. We use appropriate third-party holiday websites to reach a larger audience, plus we conduct our own online advertising campaigns and promotions.

Our Social media channels, using experience based posts and stunning imagery, are also successful at converting browsers to bookers. We pride ourselves in a comprehensive enquiry and follow up process; you would think this should be standard in our industry, but it isn’t!

And we make sure that all our enquirers receive regular communications that are interesting and relevant to their stays in the New Forest. We build relationships with guests, inviting them to return by offering them additional benefits if they come back to stay at any of our properties. We also ensure that we cross sell our unique portfolio of properties during their stay.

Why have a second home if you can’t stay in it when you want?

Some overseas owners stay for bulk periods of time, some stay 1 weekend a month through the year, some have an annexe for themselves on site.

We usually have a minimum requirement of 10 weeks of peak dates per year. But this depends on each house. We’re not a big agency and we’re not driven by short term earnings, so do ask us.

Property Management

Our flexible approach will fit whatever situation you have.

One-off consultancy to get you set up? Or a comprehensive on-going management service? Either way we can help take the hassle out of letting your home.

You will be allocated your own Property Manager who will be responsible for looking after your home and your guests. They will get to know you and your property so they can take care of it how you would like.

We know detail matters, so we make sure that when it comes to the financials, owners have a full breakdown of the running costs for each home.

Airbnb or an Agency? Know the rates...

Since COVID so much has changed.

For a start, Airbnb commission has gone up to 18%. (Use us and we’ll do all the heavy lifting for only 3% more…)

Now there’s even more to consider. The industry has changed enormously. Anxiety in holiday booking is through the roof. ‘Holiday perfectionism’ is so desired. We’ve always said, “People need to talk with people to book anywhere over 2 guests”. Now it’s 100 times more real.

Our charges: commission & pricing

Our base commission rate is 18% + VAT

This is the same as most other agencies. And only 3% higher than Airbnb’s new 2021 rules.

Our difference is the high level of customer service you receive by being with a small, agile and independent company. You know us, we know you, and we make sure that any specific needs you have are followed through on.

Pricing

Although we use the latest technology in dynamic pricing, we (humans!) look weekly at your property prices and manage the process carefully and in line with your wishes.

We agree set parameters for your property and make our decisions based solely on its performance – we don’t group it in with others and never discount if we haven’t first discussed it with you.
