This luxury holiday home rental near Beaulieu is an old brick factory. It faces one of the only private rivers in Britain – The Beaulieu River.
Big, bold, baronial and boho, it will suit stylish travellers and those who love the very rural and slow life in this area. The inside can only be described as mini-stately meets the Conran Shop, mixed up with a big slice of industrial architecture. It’s a visual and sensual treat on all counts.
Beaulieu Brickworks is hidden away down a long track in the ancient woodland next to the river. It’s not remote. The picture perfect village of Beaulieu, with ponies wandering up the High Street, is 2 miles away. Lymington and it’s bustle and shops are 6 miles away.
Forest and coast are on your doorstep here in this particularly lovely place.
There is an extra yurt for 2 you can also rent with the main house. Plus an annexe for 4 (that rents separately).
Inside the main house: The style here is super luxury and British chic in all directions. Bedrooms are big. Linens are crisp. Towels are fluffy and deep.
The kitchen has a table to seat 6 easily and the sitting room has a table for 10. The layout suits caterers, so that they can bring food to the main dining table and keep the cooking area separate.
Outside there is a good set up for dining in the sun. Big umbrellas, plenty of chairs, festoon lighting for evenings, a brick BBQ.
The vegetable garden here would make Sarah Raven proud. Chickens provide the house eggs.
Brickworks is best for groups wanting to celebrate in style. Families with older children will enjoy the nearby activities company; bush skills, paintball, high ropes, kayaking, etc.
Babies and children are welcome here but read our warnings below. A cot and high chair is provided for guests.
The dining/sitting room is big and has a table to seat 10/12.
People looking for a super luxury bolthole, families with older kids, celebrations; 50th, 60th, 70th and 80th birthdays.
The garden is totally unfenced. Dogs and children are welcome here but you’ll need to be careful if they wander. There is thick forest on three sides and the river bordering the fourth. The river is deep and 180 metres from the door.
The house and yurt really suit older children – from 10 up. However those with small kids will love it, but will have to pay more attention with the unfenced river 180 metres away. There are few toys here too.
The yurt has a wash-stand with jug of water but no bathroom facilities. It does have a wood burner for keeping you toasty.
You can park within 10 metres of the house. Stairs have good bannisters. There is a sofa bed downstairs which opens into a small double, but you’ll then lose the room as a snug. For more to do in the area for less mobile folk, please visit our blog.
So if you are organising a group with less mobile people then read our ideas (and tested excursions) here in our blog ‘Holidaying with less mobile folk? Here’s where to go, what to do!’

The Yurt: Need beds for another 2? From Easter, a Mongolian yurt can provide an extra bedroom in the garden. It’s styled and dressed for its guests, whether they be romantic escapists or teens. The yurt is available weather permitting and please bear in mind there are no toilet facilities here – but it’s a short walk to the house. Please let us know if you need it at booking.
The yurt is an extra £300 for guests to use it for a week. £200 for a weekend. Please ask us at the time of booking.
The Annexe: Need beds for another 4? There is also an annexe here attached to the back of the house that is also rented out to guests. Guests here can stay totally separate from the garden areas, only parking is shared. Please ask us if you’d like to combine this with the rental of the main house and we will quote for you. If available, the annexe is an extra area that you can rent whilst staying here. Please ask us to quote. It will be approx’ £450 – £600 per week.
£470 per night
We’ll help organise a chef to cook by the altar, spa treatments under the trees, wild suppers, and story tellers to keep you smiling. You can take a boat taxi from here to a good pub downstream, and the locals swim here sometimes too.
Keen sea-salts can park themselves on a deckchair on the riverbank for boat and bird watching, whilst waving to their grandchildren who are out on kayaks for river-play with the local (and very good) New Forest Activities company whose river base is nearly next door. There is so much to do here for all the family that we have dedicated an Insiders Guide on our blog just for Beaulieu and the surrounding area.
Lymington, 6 miles away, has a fabulous Saturday market, great shopping and extensive coastal walking. Read the Insiders Guide to Lymington here.
