Seaview Cottage  is sea side holiday cottage rental in Blackfield and is a house to create envy. The combination of cottage + view + next door pub, is hard to beat. Romantics, writers and artists will be as happy here as families who come for the crabbing, exploring and wild play. The style is immaculate, fresh and on trend. The views broad, boaty and busy. For those who don’t want to cook The Jolly Sailor pub is cheap and cheerful and will look after you well.

‘Sea-salts’ will enjoy watching the busy water ahead whilst supping drinks from the pub, whose outdoor tables spill over onto the grassy area beside the cottage. The kids will be crabbing for hours, or exploring the local tracks and trails.


Up to 5 adults + 4 children + 3 babies in cots.
The bunks are full size but the room won’t suit 4 adults. So we feel the house best suits 2 couples and kids, or 2 couples and 2 other adults.

Priced from £700 for midweek stays, £700-£1150 for weekends and £1000-£2400 for weekly stays.

The 2 double bedrooms upstairs are suitable for 1 or 2 travel cots.

Special stuff

The crabbing from here is excellent. We love getting takeaway from the pub and eating with our feet dangling over the harbour. 
There’s a great walk on the coastal path toward Calshot Activity Centre.

There are 2 sets of stairs in the cottage, both are very steep and narrow.
There is a downstairs bedroom which has 2 bunk beds in it, so not really suitable for older folk.


Well behaved dogs by request – the garden is not enclosed and they can access the beach/tidal mud.
There is a cleaning charge of £20.00 per pet to stay.

Wifi free, Mobile service is ok for most brands, TV in playroom/second sitting room, dishwasher, washing machine.

Arrival is on Friday or Monday. For other dates please ask.
Arrival is at 3.30 pm and not before.

About this place

The house was once two semi-detached cottages, almost matching in their design. You’ll find two bedrooms upstairs, two staircases to reach them, two sitting rooms (one’s now more of a playroom), and the kitchen runs along the width at the back.

The full width kitchen was added in a renovation and it transforms the downstairs spaces to something far more practical for families. The two sitting rooms means that adults get one, kids the other.  It’s delightfully quirky. Most of the rooms are mirrored one side to the other. The style throughout is chi-chi, modern and smart.

Room summary:

 It has 2 double bedrooms, one with a small cot room en suite, sharing a bathroom on the top floor; a Sitting room with log burner; lovely bright open plan kitchen / dining room opening onto the back garden and patio; a second sitting room / playroom with fireplace; a downstairs bunk room sleeping 4, and downstairs shower room toilet.

Inside has been immaculately restored. The interior has been recently full painted in creams, whites, blues and greys. There are accents of Danish style throughout and the odd bright colour amongst the gentle muted tones.  It’s set up ready for a glossy magazine to call by for a photoshoot and a favourite of many of the owners stylist friends.


It has a half acre grass garden that rises up behind the house. A good sized patio with solid garden furniture behind the kitchen for summer alfresco meals. Up behind the cottage there is a paddock backing on to the National Park woodland. Ponies are often in here and love to hand their heads over the fence for apples. Come prepared!

Enjoying yourself here

For elders and old sea salts, we recommend propping them up on one of the pub picnic tables by the pub next door, arming them with binoculars, a G&T, and pointing them towards the working theatre from the marine industry on the busy stretch of water ahead.

Parents can relax with kids in the enclosed garden, or walk 20 steps to the micro-estuary for delightful salty explorations for kids. (Kit provided in the house for crabbing). Don’t want to cook? The Jolly Sailor is well regarded and will look after you well.

The area is rural and pretty, with access to the forest to the West. Calshot Activity Centre is 5 mins drive, Lepe beach is lovely and 7 mins drive, pretty Beaulieu is a rural drive on the back roads 15 mins away.

Enjoy our favourite pastime of crabbing at Ashlett creek, giving hours of entertainment for children, whilst watching birds and boats bob on the creek from the comfort of the cottage, a lawn bench or with a pint at the Jolly Sailor’s on the green.

Days Out

The house is within the National Park. It’s foresty interior is a short drive away. Walking in the forest is superb, especially the old forest – you can track the most ancient trees via GPS on your phone.

Nearest beaches are at Calshot, which has a great reputation.
Lepe Country is a 5 mins drive away, it’s on the beach (pebbly) has a great play area, small cafe, and is more popular for families.

There are a myriad gardens to visit. Exbury Gardens are beautiful in early spring, 10 mins drive. Carry on to Beaulieu: there is a fantastic learning garden at Fairweathers Garden Centre, plus Beaulieu Palace’s own gardens are very good.

Active folk with appreciate Calshot Activity Centre.

New Forest Activities who are in Beaulieu village high street and they’ll give you 10% off nearly everything because you’re a guest with us. They can organise bike hire, bushcrafts, high ropes, raft building, kayaking and coasteering.

For foodies

The Michelin star Montagu Arms offers fine dining or a pub menu.

The Master Builders Hotel in Bucklers Hard is lovely and great for families. (And get 10% off food at the hotel on us). You can walk here from the cottage in about an hourish, and the track is wide enough for off road prams and kids bicycles. There are raised board walkways along much of the river side and it’s a great place to play hide and seek for grandchildren. 

The Pig in Brockenhurst and Limewood Hotel are both only 11 miles from Seaview – both extremely well regarded. Book early for any of these 4 places. The Yacht Haven has some lovely tables with marina views and the food has got better and better. Again, book early.

For relaxing

Our guests have a 15% discount off at Limewood Spa for midweek treatments. Definitely worth a visit.

Important information fireworks and noise here:

Fireworks or any kind of floating lantern are absolutely not allowed on the property – ever – they often cause damage to the wild animals in the National Park when they land.

What is included?

Your quoted rate is for the private use of the property for the agreed number of guests.

We provide: utilities; all bedding, tea towels and towels; hand soap; toilet rolls, dishwashing tablets, laundry powder, matches. In the kitchen; salt and pepper, olive oil, a selection of teas and instant coffees.

There is no BBQ here.

The oven is gas.

Cadland Estate wood and kindling for your wood burner will be provided for your stay.


Parking here isn’t private although it is off the public road. There is space for 2 cars.

Please let us know if you require additional services such as catering, childminding or housekeeping and we will happily put you in touch with excellent local providers.

Breakages Deposits

Breakages – We have a £500 damages deposit.We only release the Joining Instructions for the property after we have arranged the breakages deposit with you.

If you have paid using a credit or debit card, we will hold these details securely on our system and use this account for holding your breakages deposit. (No transaction occurs; similar to a hotel, it is simply held against your debit/credit card until we are happy the house is checked over – usually 3 days). If you do not want us to use this account for your breakages deposit, then please let us know, we can also take breakages deposits by BACS transfer.

The deposit will then be returned to you as soon as we can, (max 7 days) do remember that we are not a hotel and that in quiet times, it may be a few days before the cottage is checked.

If we do need to charge you for a breakage, we will send you pictures of the problem, discuss it with you, and then you can choose whether to pay by card or by BACS.

Guest responsibilities

We fully expect you to take advantage of all that the house has to offer, and with that comes certain responsibilities. These are set out in the information pack provided in the cottage and in our terms and conditions. You and your party should take the time to read these documents.

Please pay particular attention to health and safety requirements, waste and recycling management, care and consideration of the property and its neighbours, and actions required prior to check out. You won’t find any of these too onerous.

Extra charges you can expect when you stay here: 

Extra cleaning fees – where they become applicable;
The main clean inside the cottage is covered in your rental fee. However where the cottage has been left particularly messily; toys/books spread around, washing up to do etc we will take a charge from the breakages deposit. Usually this is £20-£40.


We are a no smoking property.


The cottage is approx’ 2 miles from Fawley Village, right at the end of the Ashlett Creek road.

Train Stations

Brockenhurst is 20 mins away to the north west.
Southampton is 20 minutes to the east.


There is a small step up from the gravel path to the house. Both sets of stairs inside are steep. There is a good downstairs bedroom.



The house is new to rent in spring 2017. We will post reviews when we have some.
