A very glorious slice of up-river, down-town chic, opens its doors to 8/9 people (+ kids) who want to stop the world and get off. Gins Barn is a pet friendly holiday cottage rental in Beaulieu, is tucked in tight where the Beaulieu River joins the Solent. It’s an elite address. The Beaulieu River is one of the few privately owned rivers in the world and has been in the ownership of the Montagu family for over 400 years.

The farm is so close to the sea, it’s a sailing landmark. To the south is a private conservation wetland reserve, deep in clouds of chattering migratory birdlife and fields of wild ponies – all silhouetted at champagne-o’clock under big-sky sunsets and towering storms from the English Channel.

Gins Barn sleeps
Up to 8 adults, 3 or 4 children in cots, there is also a small bed for upto 7 year olds.

Priced from £700 for midweek stays, £1100-£1800 for weekends and £1300-£3450 for weekly stays.

Yes – we’ve stayed here several times.

One superking, one twin/superking, two doubles.
One extra small bed for a 7-ish year old, and two travel cots.

Three – One family bathroom (accessed on both sides to bedrooms)
One ensuite shower room. One separate bathroom.

Gins is best for mixed generational groups.
Babies and children are welcome here.
The sitting room is big and the kitchen is a generous size for family meals.
If you need more space there is the massive Tithe Barn sitting/dining room to rent if required.

Special stuff
For celebrations, we recommend catching a boat taxi from the jetty to the Bucklers Hard pub and museum and either walking or boating back again. The pub is well regarded and the view from there boaty, calm and idyllic. Or we can arrange catering, story-tellers for you ‘at home’.

Deep water mooring, BBQ, good outdoor seating.

Two medium-sized dogs are welcome but must be on leads for walks here. A male labrador already lives here. There is a cleaning charge of £15 for each dog.

About the barn
The accommodation area includes everything in the floor plan below except the adjoining Tithe Barn.
The barn is beautifully furnished. The photographs don’t do it justice because the interior colours are muted and soft. The U-shaped buildings used to be a stable yard and after a serious fire, was left unloved for years. Recently rebuilt it’s now a serene and peaceful escape with plenty of living space for family groups to be together but not on top of each other.

The kitchen is very well fitted. The long table will seat 10 and there are masses of smart bowls to pile salads and stews into. The fridge is huge – useful if you’re catering for a big family do.

What are the quirks here? (We like to be brutally honest)…

Gins is aimed at the top end of the rental market and may not be suitable for those with children aged 1 years to 10 years (ish) due in part to the river 80m away across the garden. The river is banked by tidal flats near Gins and DOES occasionally breach it’s banks into the garden during the winter and spring – so it is not well fenced. Please call us to talk it through if you’re worried.

The Barn may also not be suited to families with small children due to the high end nature of the interiors. But if you’re happy to control your kids, we’re happy to host you. Approximately half of our guests bring children from babes to teens.

Two of the bedrooms are double bed sized only. There aren’t any internal doors off the hallway so noisy supper parties might keep others awake – although the two further bedrooms are at the other end of the U are a long way from the kitchen so much quieter.

The walking is lovely but there aren’t many options here because there is water and nature reserves around the whole place bar the gravel track. Get around it by taking a boat taxi to Bucklers Hard and walking back (summer boat taxi only). Or drive 3 minutes to lovely walking nearby on the forest.

The big draw here is the Beaulieu River – the mouth of which is very close. The jetty is 80 metres long and there is a small pontoon at the end. You can see far out into the Solent and up the river from much of the jetty. In the warmer months, passing boat traffic is high so this is a great place (or on the benches in the garden) to sit and mull.

The barn has car parking for 6.


The Tithe Barn Space for events and weddings. 

For Gins Barn guests, the Tithe Barn is NOT included in the accommodation rental.

You may be able to use the Tithe Barn during your stay but please ask when booking. During the winter months we are less inclined to rent it because it gets very cold – it takes 24 hours of wood burner heat to warm it (to a temperature where you can’t see your breath).

Charges for guests who are staying in the barn accommodation:
For groups of 8 or 12 and under;
– who wish to use it informally during their stay, for supper or lunch and it is £150.
– who wish to use it for the full duration of your stay, and have it fully clean, it will cost £500.

If you are planning to invite over 10 guests to use the space then we consider this a once off ‘event’ and charge £500 for events up to 30 people. This will need to be discussed with us at the time of booking.

The reasons for this are that the Tithe is not a specifically set up event venue, it is part of the owners house and is set up, each time, for rental rather than private use. This means moving furniture, parking issues, guests walking through the owners gardens etc. More on the Tithe Barn here. 


The Tithe Barn for events

Using the Tithe Barn room for events requires using the kitchen and a toilet in the Gins Barn accommodation and this creates a specific set of challenges because a venue hire may prevent an accommodation hire and vice versa.

If you want to rent the Tithe Barn for an event, you must also be renting the accommodation at normal advertised pricing.

For dates where the barn accommodation is not rented out, we will consider day or night events but will not prioritise these over guest rentals unless the pricing is comparable.

Enjoying yourself here


Days Out
For those with teenagers and older children the private pontoon gives you the opportunity to use the river and sea to its greatest benefit; crabbing, secret picnics, kayaking and sunbathing.

Gins is within the National Park. It’s foresty interior is a short drive away. Walking in the forest is superb, especially the old forest – you can track the most ancient trees via GPS on your phone.

Or my favourite, Swallows and Amazons days out on nearby beaches (with important preparation including watching Ray Mears series on TV for lots of Sunday evenings before your stay).

Local beaches are very lovely, very quiet and very British (some mud, some sand) and very much home to cows, donkeys and ponies who love to roll in the sandy bits. Its great for kids totrack them….Gruffalo-style! Tanners Lane beach is a great access point for beachy walks and exploring.

Near to Gins is Beaulieu Palace, Church and museums, Beaulieu village is lovely too as is the walk from Bucklers Hard there and back), Exbury Gardens.
Further afield are the Lymington markets on Saturdays, the sea wall paths, the Lym’ Lido with it’s water assault courses (summer only).

For foodies
The Master Builders Hotel in Bucklers Hard is lovely and great for families. Get a boat taxi here from the Gins private jetty. And get 10% off food at the hotel on us.

Further afield is The Pig in Brockenhurst and Limewood Hotel – both extremely well regarded. Book early for any of these 3 places. The Yacht Haven has some lovely tables with marina views and the food has got better and better. Again, book early.

Next door to Gins is the Royal Southampton Yacht Club. Its rather like a smart pub/restaurant that is all about boats! It’s takes 1 minute to walk there from the barn front door and has the most lovely view across and up and down the river. They are open for food and drinks at weekends all year and in the off peak season then at weekends only. Do book in advance if you can.

Booking Information

Important information
Fireworks or any kind of floating lantern are absolutely not allowed on the property – ever – they often cause damage to the wild animals in the National Park when they land.

You are not allowed to use, or go onto, the grass tennis court.

What is included?

Your quoted rate is for the private use of the property for the agreed number of guests.

We provide: utilities; all bedding, tea towels and towels; handsoap; toilet rolls, dishwashing tablets, laundry powder, matches. In the kitchen; salt and pepper, olive oil, a selection of teas and instant coffees. Quite often there are bits and pieces such as sugar, flour, peanut butter, jams etc.

We supply a selection of baby equipment including 2 travel cots and 2 high chairs.
There is a BBQ gas stove provided for summer.

What you need to bring?
Please bring whatever your baby sleeps IN and ON, eg, sheets, Grobag, blanket – bring a flat sheet is best so it will definitely fit on the cot mattress.

Please also bring your own beach towels and additional kitchen and bathroom items you may use, eg, cling film, silver foil, hair conditioner, shower gel, etc

Additional bed spaces for children
There are no extra charges for the child bed (sleeps upto 6-7 year olds ish) or babies / toddlers who are able to sleep in a cot (we provide 2 cots).

Gins has private parking for 6 cars easily.

Extra Services
Please let us know if you require additional services such as catering, childminding or housekeeping and we will happily put you in touch with excellent local providers.

Breakages Deposits
Breakages – We have a £500 damages deposit. (No transaction occurs; similar to a hotel, it is simply held against your debit/credit card until we are happy the house is checked over – usually 3 days). The deposit will then be returned to you as soon as we can, do remember that we are not a hotel and that in quiet times, it may be a few days before the cottage is checked.

Guest responsibilities
We fully expect you to take advantage of all that Gins has to offer, and with that comes certain responsibilities. These are set out in the information pack provided in the barn and in our terms and conditions. You and your party should take the time to read these documents.

Please pay particular attention to water safety in the health and safety requirements, waste and recycling management, efficient energy and water usage, care and consideration of each property and its neighbours, and actions required prior to check out. You won’t find any of these too onerous.

Extra charges you can expect when you stay:
Extra cleaning fees – where they become applicable;

The main clean inside the barn and shed is covered in your rental fee. However where it has been left particularly messily; toys/books/DVDs spread around, washing up to do etc we will take a charge from the breakages deposit. Usually this is £20-£40.

Where the BBQ has been used and not cleaned we charge £20.

We are a no smoking property – any smoking inside could result in your losing your breakages deposit.

The barn is suitable for less mobile people too. There are two steps 8″ each step into the barn from the parking area. You can park right outside the main door. The doorways are wide enough for regular sized wheelchairs but there isn’t any specific adaptation through the house for chairs. There is a very slight step of 2″ between the hall and the sitting room which will be a speed bump for those in chairs.
